Here are just some of the myths I’ve heard this year…

Agents won’t show my property if they don’t get 3% commission…

If it is true at all, it is only true for a very small number of agents who put their needs ahead of their client’s.  Buyers don’t have any way to see what their agent is being paid until the day of closing and they see the HUD-1 closing statement.  Even then, buyers have no way to know what portion of that commission amount goes to the broker who owns the firm and what goes to their agent.

The real truth is that there are thousands of buyer’s agents in Richmond who would be happy to help you buy a home no matter what they make from the transaction.

If I list with a large real estate office, I’ll get more showings…

It is very rare for the same office to both list a property for sale and produce a buyer for that listing.  In fact, buyers are better served by having an agent who works just for them and has no interest in the listing and the seller’s desires for the highest price and terms.

All listings are syndicated now all over the internet – and over 90% of buyer prospects find the home they ultimately purchase from searching these sites.  Agents simply set up searches for their clients on the MLS system and show the properties they are asked to show.

If I list at 6% my agent will do more to get my house sold…

Again, that’s simply not true in today’s market.  Just a few years ago, Realtors had to run ads in newspapers and mail postcards and have open houses every weekend to get a property noticed.  But today, the Internet has changed the old way of doing business forever.  As with everything else – the efficiency of the Internet has slashed an agent’s marketing cost to virtually nothing – but they aren’t passing those savings on to their clients and customers.
